Selling your home is largely dependent upon the exposure of the property to potential buyers. Simply put, as buyer awareness increases, so does the probability that it will sell. Additionally, as more buyers are made aware of the property, the chance of finding the one buyer willing to pay the highest price also increases. So it follows then, that by exposing your home to the maximum number of available buyers, you will maximize its sale price. In other words, Marketing Matters.
In today’s real estate market, marketing your home outside of, and in addition to, a standard MLS listing is imperative. The problem with many Realtors “marketing plans” are that they either don’t exist or they are designed to promote the Realtor, not your home. We market your home where it matters. Our plan is designed to promote your property to whom and where it is most likely to attract a buyer. Your home will be at a distinct advantage over your competitors as we proactively attract buyers instead of waiting for them. Additionally, you can be confident that your home has sold for the highest available price from the marketplace.
Depending on the property, length of contract, list price, as well as other variables involved in the selling process, our listings include many or all of the following marketing features:
1. Set up and pay for an appointment with our Home Stager - We will pay for our Home stager to attend your home and give you helpful and invaluable tips to prepare your property for sale. Sometimes even small inexpensive changes can make a big difference in the way your home presents.
2. Place both a New Listing sign and Gallows sign on the property - Signs perform two functions in the sale of your property. First, buyers who are considering a particular neighborhood will generally drive through looking at homes for sale. And second, the sign allows Realtors to easily locate your property when showing homes to their buyers.
3. Secure Lock Box access to your home – We will place on your home a high tech infrared lock box. This device will allow Realtors easy and convenient access to your home for previews and showings. Additionally, this device allows a certain measure of safety in that it is programmed not to allow Realtors access without first calling our office for a CBS (Call before Showing) Code.
4. Load your listing into the Calgary Real Estate Board MLS system – Within 48 hours, your home will be entered into the Realtors MLXchange system which immediately promotes your home on the day’s “Hotsheet” as a “New Listing” to almost 6000 Realtors registered at the Calgary Real Estate Board.
5. Place professionally designed Feature Sheets inside your home – These full color information sheets will highlight the best selling features of both your home and the community. Buyers are able to take this material home to aid them in their purchasing decision.
6. Upload your home to appear on MLS.ca – Without question, in Canada, this website is unrivalled when it comes to consumers shopping online for a home. Here, potential buyers are able to view your home, determine its suitability to their own criteria and contact either us, your listing agent, or their own Realtor to set up a viewing time. This is a powerful marketing tool that only licensed Realtors are able to provide.
7. Enter your home on www.logueandlogue.com and www.royallepage.ca – Both these websites will play an integral part in selling your home. First, consumers will be able to link to www.logueandlogue.com from MLS.ca to view more detailed information about your home including more photographs. And second, www.royallepage.ca aids all other Royal Lepage agents across Canada for client relocation to Calgary. Royal Lepage Relocation Services (RLRS) handles over 85% of all corporate moves into and out of Calgary.
8. Send “New Listing” neighborhood flyers through Canada Post – Shortly after your home is placed for sale, we will send out thousands of “New Listing” flyers to your neighborhood. Your neighbors may be keeping an eye on the market for either a friend or relative who wants to move into the community. Our experience has shown these flyers to work.
9. Network with Realtors about your home – With the high levels of resale homes on the market in Calgary, Realtor Networking is important. We take the time and effort to ensure that all Realtors who have been recently active in your neighborhood know about your listing. Additionally, after almost a decade of being a top producing team in Calgary, our Realtor to Realtor relations are extensive and will help sell your home.
10. Advertise your home in the Calgary Real Estate News (CREN) – CREN is the most widely distributed real estate publication available in Calgary. This newspaper style publication is available free at over 1250 locations in Calgary and surrounding area. Over 26,000 copies distributed to home buyers every Friday. In addition to your home appearing in the New Listing area of the newspaper, which all new MLS listing do, we will advertise your home in its appropriate geographical section until it sells. This is by far the most effective print advertising your home can receive.
11. Advertise your home in the Calgary Herald – As Calgary’s premier newspaper, this marketing medium can be very effective in attracting buyers. Weekend (including Friday) usage is the best option here as readership increases substantially for the real estate section during these three days. Ads also appear geographically which increase your chances of attracting qualified community and/or district buyers.
12. Videograph a Virtual Tour of your property – Some properties can benefit from providing potential buyers with a virtual tour. In cases where still photos do not depict the “whole picture”, virtual tours can give out-of-town buyers, or those not familiar with the area, a better sense of the home and its surrounding area.
Of course, in addition to our targeted marketing plan, throughout the selling process we are constantly monitoring competing homes and liaising with Realtors who have shown your property. We believe it is important to keep you up to date with as much information as possible so we can make educated and informed decisions regarding the sale of your home.
